Our EPC Services
Landlord Certification
An EPC is required by law before a property is marketed for rent.
It must be made available to prospective tenants free of charge. The certificate is valid for 10 years and applies to both new and existing tenancies.
Minimum EPC Rating Requirement:

Since 1 April 2020, all rented properties must have a minimum EPC rating of E.

Properties rated F or G cannot be legally rented out, unless a valid exemption is registered.

Improvements have been made to try to reach an E rating (with supporting documentation).
Penalties for Non-Compliance:
Renting out a property without a valid EPC can result in fines up to £5,000 (depending on local enforcement).
Failing to meet the minimum energy efficiency standard (MEES) also carries financial penalties.
Property Owner Certification
A property owner who is selling a property in the UK is legally required to have an Energy Performance Certificate (EPC).
